Designed for the plot, not picked from a catalogue

Surrey gardens vary enormously - a walled town plot in Reigate, a sloping hillside garden below the North Downs, a long country garden outside Oxted. Each one wants a different footprint, a different roof line and a different relationship to the house.

Every room we build is drawn for its garden and hand-built by our own joiners, with the groundworks, terrace and planting around it resolved at the same time. Nothing is dropped onto a lawn and left to look like an afterthought.

Where we build in Surrey

Our yard is in Mid Sussex, which puts most of east Surrey inside our normal working radius: Reigate, Redhill, Dorking, Oxted, Horley, Lingfield, Godstone, Esher, Cobham, Caterham and the villages between them. For larger builds we travel further across the county.

Do you build garden rooms in Surrey?
Yes. Our workshop and yard are in Mid Sussex, and east Surrey - Reigate, Redhill, Dorking, Oxted, Horley, Godstone, Lingfield and Caterham - is well inside our usual working radius. We also travel further into Surrey for larger builds.
Will I need planning permission in Surrey?
Most garden rooms fall under permitted development: single storey, under 2.5m high within 2m of a boundary, no more than half the garden covered, and not used as a separate dwelling. Surrey has a lot of conservation areas, AONB land around the Surrey Hills and listed properties, which are the usual exceptions. We check your plot before quoting and handle an application if one is needed.
What does a garden room cost?
A fully insulated, fully finished room from us typically starts around £25,000 for a compact single-room build, rising with size, glazing and specification. That includes groundworks, insulation, certified electrics, heating, flooring and decoration.
How long does the build take?
Two to four weeks on site once the design is signed off, with a lead time of roughly six to ten weeks from first call to build start depending on the season.
