A Victorian townhouse garden in Haywards Heath, a long country plot outside Cuckfield and a new-build garden in Burgess Hill all want different things: a different footprint, a different roof line, a different relationship to the house.

Every room we build is drawn for its garden and hand-built by our own joiners. Nothing is dropped onto a lawn and left looking like an afterthought - the groundworks, terrace, steps and planting around it are designed at the same time.

What a Sussex garden room costs

A fully insulated, fully finished room typically starts around £25,000 for a compact single-room build and rises with size, glazing and specification. Groundworks, insulation, certified electrics, heating, flooring and decoration are all included.

Sussex plots add their own variables: sloping ground below the Downs, heavy Weald clay, tight side access in older town centres. We survey before quoting so the number you get is the number you pay.

  • Compact office or studio, 12-16m² - from around £25,000
  • Family room or gym with a terrace, 20-25m² - typically £35,000 to £50,000
  • Larger multi-room buildings with sauna, shower or kitchenette - quoted individually

Planning permission in Sussex

Most garden rooms fall under permitted development. Sussex has a large number of conservation areas and a substantial slice of the High Weald and South Downs designated landscape, which are the usual exceptions along with listed buildings.

We check the designations on your plot before quoting and handle the application if one is needed.

Sussex garden room questions

Do you build garden rooms across the whole of Sussex?
Yes. Our yard is in Mid Sussex, so Haywards Heath, Cuckfield, Lindfield, Burgess Hill, Horsham, Crawley, East Grinstead and the surrounding villages are all inside our usual radius, and we travel further across East and West Sussex for larger builds.
How much does a garden room cost in Sussex?
From around £25,000 for a compact insulated single-room build, fully finished. Larger rooms with more glazing, a terrace or a shower room typically run £35,000 to £50,000.
Will I need planning permission?
Usually not - most rooms are permitted development if they are single storey, under 2.5m high within 2m of a boundary, cover no more than half the garden and are not a separate dwelling. Conservation areas, the High Weald and South Downs AONBs and listed properties are the exceptions we check for.
How long from first call to finished room?
Roughly six to ten weeks of design and lead time, then two to four weeks on site.
Can it be used as an office all year?
Yes. Every room is insulated as a continuous envelope with certified electrics and heating, so it holds temperature through winter rather than being a summer building.
